Job Description Strict adherence to the Company Mission Statement, Vision Statement, and Core Values Leasing Overall daily management of Property Income/Expense Management. (Ie reviewing Profit/Loss statement for ways to cut cost, improve revenue, and enacting those approved methods.) Review and approval of all applications and leases. Greet Residents and “problem solve” when necessary. Monitor completion of the Model Cleaning Checklist Monitor completion of the Office/Amenities Checklist Display/Curb Appeal/Office Appearance Inspect all facilities daily, including: Property grounds, Clubhouse Facilities, Waste Removal Facilities, Property Lighting, Car Wash area, etc. Oversee all “Turns”. Walk units for Damages. Inspect units after “Turn” is complete. Complete all “Turn Forms”, sign and file after every unit is turned. Move In/Out Inspections with residents. (Using checklist) Review Service Requests and oversee follow up with residents. Review delinquent report for late rents. Send out late rent letters. Lease termination notice if no response after 10 days. Collections. Coaching/Training/Supervising leasing activity The Property Manager is responsible for all aspects of the daily management and property correspondence as prescribed by this company. The Property Manager will work within the guidelines, procedures, and policies set forth to accomplish all job responsibilities. The above named responsibilities are minimum requirements for the job of Property Manager. The PropertyManager will report directly to the Regional Manager. In the absence of the Regional Manager, the Property Manager will report directly to the President/COO. Office Communication- All associates are required to communicate with other office staff via email. You will communicate changes in availability, complaints, or any issues that will ease our communication with Residents.
